Most US jurisdictions regulate virtual staging through general advertising, consumer-protection, license, ethics, and local MLS rules rather than a dedicated statute. California has a current statutory disclosure and original-image requirement for covered sale advertising, and Wisconsin has a technology-alteration disclosure law taking effect January 1, 2027. NAR Article 12 applies to REALTORS® and requires a true picture, while FTC law prohibits deceptive advertising; neither creates a universal US watermark format.
