Compliance guide for real estate professionals
PEIREA has explicit virtual staging rules: images must not misrepresent the property, and disclosure is required in MLS public remarks.
PEIREA disciplinary action, MLS listing removal.
PEIREA explicitly requires disclosure in MLS public remarks when virtual staging is used. This is mandatory, not optional. Include clear text like: 'Some photos in this listing have been virtually staged.'
PEIREA's rules require you to 'add a note in the property overview or label each photo as digitally staged.' Use both approaches for comprehensive disclosure—watermark images and include written notes.
PEIREA's guidance is specific: virtual staging should help buyers understand room dimensions by showing furniture placement. Don't use staging to make rooms appear larger, hide features, or alter the property's character.
PEIREA explicitly prohibits 'virtual enhancements that change, remove, add or augment features affecting property value.' This includes removing walls, adding landscaping, changing flooring, or altering exterior views. Violations can result in listing removal.
