CREA's guidelines are updated periodically. Ensure you're following the most current requirements for watermarking, disclosure text, and original photo provision. NBREA expects members to meet national standards.
Apply visible 'Virtually Staged' watermarks to each enhanced photograph. Position them where they'll remain visible across all platforms—Realtor.ca, local MLS systems, and your brokerage website.
Add written disclosure to your listing description. This creates documented evidence that buyers were informed about virtual staging before viewing the property.
Include original, unstaged photographs in your listing gallery—don't wait for buyers to request them. This exceeds minimum requirements and demonstrates transparency.
