CREA provides clear guidance on virtual staging disclosure that MREA members should follow. This includes watermarking staged images, providing original photographs, and including written disclosure in listing descriptions.
Watermark each virtually staged image and include original, unstaged photographs in your listing gallery. Side-by-side presentation makes it immediately clear what is staged versus actual condition.
Add written disclosure to your listing description: 'Some photos have been virtually staged to showcase potential. Original photos are included in the gallery.' This creates documented evidence of disclosure.
Keep high-quality original photographs for every listing where virtual staging is used. Provide these in your marketing materials and have them available if buyers request additional images.
