Yukon has no guidance directed to real estate agents regarding virtual staging. The Real Estate Agents Act governs real estate licensing in Yukon but contains no provisions addressing virtual staging or the use of images in property marketing.

Add written disclosure to your MLS listing description and all marketing materials stating that virtual staging has been used.
Apply visible 'Virtually Staged' watermarks to each digitally enhanced photograph to ensure disclosure travels with the image across all platforms.
Include original, unstaged photographs in your listing gallery. This transparency is especially important in Yukon's market where buyers may not always be able to visit properties before making offers.
Do not digitally remove property defects, alter structural features, or misrepresent property condition. Virtual staging should only add furniture and décor that buyers understand is not included with the property.
